IN THE NEWS | On May 27, 2025, the Canadian government announced legislative proposals to amend the Excise Tax Act, introducing a new GST rebate for first-time homebuyers, known as the First-Time Home Buyer GST Rebate (FTHB GST Rebate).
This measure aims to save eligible buyers up to $50,000 on new homes valued up to $1.5 million.
Note, typically (to be verified by development) there is no GST. applicable to new homes on lease hold land regardless if the buyer is a first time home buyer or not.
Eligibility for the FTHB GST Rebate includes:
Being a first-time homebuyer (never owned a home or not owned one in the last four years).
Purchasing a new or substantially renovated home as a primary residence.
Entering an agreement of purchase and sale on or after May 27, 2025, and before 2031, with construction beginning before 2031 and substantially completed before 2036.
Key restriction is it is a one time claim limit per individual that includes the individual’s spouse/partner.
