Let's talk about affordable HOME OWNERSHIP!  #saidtheagent

"Let's not talk about affordable housing, let's talk about affordable home ownership #homeownership".  This is the title to the short video I just posted to YouTube for our new listing at 7 - 9342 Hazel St.   More info on this hot new listing in Chilliwack >>

Perhaps a bit of a controversial header and topic nowadays, "affordable housing" vs affordable HOMEOWNERHIP, the video clearly identifies it as being from #saidtheagent, as in, yes, this is the perspective from the listing agent marketing the property for sale in the current real estate economy of Chilliwack, BC.  Certainly "affordable housing" is a topic (ORE) Organized Real Estate supports and advocates for, read more at bcrea.bc.ca/advocacy.   That said, affordable HOMEOWNERSHIP is what this boots on the street real estate agent is actually in the business of.  Afterall, I'm paid in success fees when people actually buy and sell real estate property.  More than that, I really believe it is important for people to own their own primary home.  It really is a hard asset you get to live in.

Potentially got a little carried away when entering the description for the short promo video posted to YouTube (as featured here).  I wrote it word for word, had put it into an Ai LLM (Large Language Model) and it did a great job of re-writing it nice and friendly, but decided not to use any of it, just stick with my own good ol' signature style, so here is the YouTube description word for word:

Let's not talk about affordable housing - I'm a real estate agent, let's talk about affordable home ownership. There are plenty of rentals in my hometown of Chilliwack, BC Canada. There are plenty of new build rental buildings being constructed in Chilliwack at this time. Our new listing is a 2 Storey Townhouse with covered parking, a carport right outside the front door, is a level entry home with 3 bedrms upstairs. You can walk out the living room to a fully fenced backyard. Bring the whole family, 2 dogs allowed without size restrictions. This home is available for sale for under 400,000 CAD. First time homebuyers can buy it with 5% down payment. Currently tenant occupied to very nice people so would make a smart investment buy as well. Chilliwack is a great place to live, this home is walking distance to schools and, for many, walking distance to District 1881 in the new downtown. I really like this buy for a first time homebuyer, especially one who has family pets. Sure there are more well kept and newer complexes in this price range, but these are typically condos (apartments) or upper or lower townhouses, this home is a 2 storey with walk outs from the main floor.

Be a unit holder, a difference maker, a great neighbour, be a 1/8th unit holder of this strata corporation. Sure the fence needs fixing, but there's a bit of a CRF (contingency reserve fund) and a mid aged roof in decent shape. Be a home owner. Be a unit holder. You can do this. These small complexes comprised of great neighbors, owners can come together here to smartly manage this place.

hmmm, what's more affordable than owning a primary home outright in a community you want to live in, no more rent, no more interest on a mortgage, 25 years from now, so what, maybe you had to take a line of credit out on your property at some point or maybe you did alright and took advantage of prepayment opportunities on your mortgage, either way, your getting there, down the road and your family and your friends and maybe even your two large dogs, they all came along for the ride.

It's a good time to buy a property like this one #saidtheagent It's available to be purchased. It's in an improving area. Not a lot of unit sales (buyer activity) in the region these days, prices have lowered with buyers on the sidelines. Is this the bottom value for a home like this, are interest rates up/down, good question, right now today, you can be a buyer that gets you off the sidelines and starts you and yours on the road to home ownership. I really like working with first time home buyers. I can be your agent. Richard Admiraal, REALTOR®
